T.N. government must create land banks to boost commercial real estate: experts

Experts at a real estate summit in Chennai have urged the Tamil Nadu government to establish land banks to support commercial real estate growth. They suggested adopting land pooling models similar to those used in Gujarat to mitigate high land costs.
While cities in Tamil Nadu are witnessing robust demand for commercial real estate, high land costs are constraining the supply of commercial spaces. To address this and sustain the momentum, the State government needs to create large land banks, speakers at the Real Estate and Urban Infrastructure Summit 2026 , organised by The Hindu and held at ITC Grand Chola in the city on Thursday (July 30, 2026), said.
